Braidwood – Protected in February 2006 as a whole town including its country vistas under the NSW Heritage Act. Its future tourist potential is assured and it is seen here nestled amongst its rural surroundings.
Its bustling main street carries all the traffic from inland cities, particularly Canberra, to the South Coast. Approximately, 3.5 million cars per annum. The Dragon is unquestionably the centre of Braidwood’s CBD. As Braidwood is equidistant between the coast and Canberra, it is the natural place to break the 2 hour journey, and this thereby adds to its tourist appeal.
The local secret for Braidwood residents is the Shoalhaven River with its wonderful swimming holes only 10 minutes from town by car.
YES – this IS true blue cattle country.
Spacious interior of the original building-downstairs shop, currently used as an office. Under the shop lies the generous cellar, used in the past as the beer cellar for the Empire Hotel. (No photo available). To this day, it remains a dry usable storage space.

BEDROOMS:

Main Bedroom:- Queen sized bed with King Donna, blanket & linen, up-market convection heater, remote controlled wall TV with DVD. side tables with drawers and lamps, mirrored built-in wardrobe.

Other Three (3) Bedrooms:- Each has 2 king single beds with double doonas, blankets & linen, up-market convection heater, lamp stands side tables with drawers and, mirrored built-in wardrobe.

All Bedrooms and the hallway are carpeted.

KITCHEN, DINING ROOM & LOUNGE:

Kitchen:- Upmarket Fisher & Paykel Oven and Ceran Cooktop with a high grade Westinghouse ducted Range-hood (cooking "smells" vented to the outside). Westinghouse 2 door stainless fridge, Fisher & Paykel Dishwasher and Insinkerator Hot Tap (instant hot water). Polar Stone bench top with Blum "soft close" drawers and hinges.

Dining room:- Wood Dunkan "extender" table with 8 Acacia Chella leather chairs. Extended it seats 8, not extended 6.
Also adjoining this is a drying rack for small items and 2 plastic containers for "Apre boots"

Lounge:- Nick Scali leather 5-6 seater Horizon lounge. There is a wall unit that houses a remote controlled TV and the DVD with the "repeaters" etc. This unit also holds the vacuum cleaner and ironing board. The iron is housed under the sink on a tile.

The AIRCODITIONER is ceiling mounted in this area (particulars below).

SHOWERS, TOILETS & LAUNDRY:

All showers, toilets & laundry are fully tiled to the ceiling.

Showers:- There are 2 Opto framless showers. One is a "stand alone" with a mirrored vanity. The other is in the combined shower/toilet/laundry.

Toilets:- There are 2 toilets. One is a "stand alone" with a mirrored vanity. The other is in the combined shower/toilet/laundry.

Laundry: The laundry is part of the combined shower/toilet/laundary room and contains an Electrolux 7kg front/load Washing Machine and a Electrolux 7kg Condenser Dryer, with a stainless steel tub.

PARKING:

2 Parking spots with two small "my Spot" Bollards about 5 car spots from the stairs.

SKI & BOOT LOCKERS:

Both are specially made of heavy duty metal with internal pad locks provided. Both doors have "3 pin" locking systems. The Boot Locker is heated. Both lockers could also carry some snowboards.
PLEASE NOTE: NO skis, ski boots, poles, snowboads or bicycles etc are allowed in the unit.

There is a "Hot Tap" in the kitchen that gives you "instant hot water" for coffee or tea.

The AIR CONDITIONER is a ceiling mounted reverse cycle Mitsubishi 1 X 6.3 kw Cool, 7.1 kw heat MHI A/C unit. It is an "over-kill" for the size of the apartment and is very quite.
With the hall door open the conditioned air "seeps" into all the bedrooms. We have also installed "up-market" convection heaters in all bedrooms.

All the bedrooms and the hall are carpeted. The Lounge/dining room/kitchen, entry,bathrooms, toilets and shower areas are water proofed, sound proofed and tiled. The lounge and dining room areas are each separately covered with rugs.

This is a top floor unit in a block of 4 in a complex of 51 units. Last winter the area was "quiet" and we have no reason to presume the same will not apply this year.
All our tenants are expected to abide by the laws relating to excessive noise.

The apartment complies with fire safety requirements.

There is a TV in the lounge and the main bedroom. Attached to these TVs are individual DVD players through which an outside "hard drive" can be connected to a USB. All the equipment is controlled by "repeaters". This means that you can watch a DVD in the bedroom and control it in the bedroom even though the equipment is in the lounge.

POINTS YOU MAY WISH TO CONSIDER:

This apartment is licenced for 8 people (babies and children are counted individually as a "person"). It is an offence in respect to health and fire laws to have more than 8 people occupying this apartment. The town is "policed" and there are severe fines.

This is a comfortable up-market compact unit that we know works well for up to 8 people. But if you require "open space" for you or your children to "move" then you may need to recomsider this appartment. The appartment is "compact" (see photos).

If you have babies or young children there is little room for prams, strollers, hi-chairs or cots. Again you may need to reconsider this appartment.

Most people who "go to the snow" are in good health and are fairly fit. To access this unit from the garage, (after stowing your skis, boots and poles in the garage lockers if you have not alredy done so in the snowfields), you have to climb 2 flights of stairs. Alternatively you can be "dropped off" at street level and climb 1 flight of stairs. If this is too much for you, you may need to reconsider this appartment.

Because the appartment is compact it is not suitable for "parties",- but is OK for a small number of visitors.

PLEASE NOTE: There is a "bond" of $500.00 payable prior to occupation. ALL breakages and missing items are to be paid for by the tenant if they "occur" while the apartment is under the care and control of the tenant. It is to be noted that Jindabyne is a remote area and the cost of "items" is far greater than in a city area.This does not include "normal wear and tear". All "breakdowns" will be rectified with due expedition by the owner at his expense.
